Just so you know what to expect from Award Property Management, we have placed it in writing for you.

Communication

  • The office can be contacted after business hours by email and you will be able to leave a message on the office answering system if we are unavailable to answer 7 days 24 hours.
  • You will be dealing directly with the owner of the business.
  • We will respond to emails, messages and faxes within 1 business day.
  • You are able to access you statements directly from our operating system (Console) 24 hours a day 7 days a week 365 days a year.

Vacating Tenants & Letting

When we receive to notice to vacate from the current tenants, we will:

  • Contact you via phone or email with 1 business day
  • Have your property listed on the internet with the revised rent if needed
  • Advise you of the outcome of open houses/inspections as they happen
  • Process all tenancy applications as soon as all information has been received
  • Confirm with you after we have processed the applications, if we wouldn’t put them in our home, we will let you know so you can choose if you want to put them in yours.
  • Send a completed copy of the condition report along with a full set of photos once the tenant has completed report.

Maintenance

You will be advised of all maintenance issues prior to us initiating, (unless the repair is legally defined as “urgent”).

Rent Collection

  • All arrears notices are sent to the tenants as guided by the Residential Tenancies and Rooming Act.
  • In the event that your tenant fails to pay the rent on time, we will pursue the arrears with the maximum speed that the law allows.


Rent Statement & Deposits

  • Your statement can be posted, emailed or posted and emailed to you.
  • We will process the end of month on the first business day and deposit your rent monies into your nominated bank account, or if arranged deposited can be done on the 15th of the month and the 1st business day of the month.
