Inspections & Open Houses – All inspections are attended to personally.

Leasing – Ensure that the tenant screening process has brought forward a qualified tenant for your consideration. If we wouldn’t put them in our home, we will let you know so you can choose if you want to put them in yours.

Entry Reports – accurately records the condition of your property at the start of a tenancy and avoids confusion and or disputes at the end of a tenancy. The report will be completed with digital photos attached of which you will receive a full set and Award Property Management retains a full set on file.

Routine Inspections – are conducted every 3 months to ensure the condition of your property is being maintained by your tenant. Each report will include internal and external photos.

Exit Reports/Bond Inspection – to protect the quality of your property by ensuring the property is returned in the same condition as at tenancy commence, fair wear and tear accepted.

Accounts – we monitor the ingoings and outgoings of your property account. You can select to pay maintenance invoices and/or rates yourself or have them directly deducted from the rent. This will show on the itemised statements you will receive monthly and at the end of financial year.

Arrears – we monitor any rental arrears to ensure tenants are paying rent under their obligations of their Residential Tenancies Agreement.

Maintenance and Repairs – we will coordinate and manage maintenance/repairs and ensure any works carried out at your property are performed by fully qualified and competent trade’s people that also carry appropriate insurances. You can select your own tradespeople should you desire.

QCAT (Queensland Civil and Administrative Tribunal) – we can represent you at QCAT hearings, to present your case to the magistrate with evidence gathered through the tenancy. To negotiate an agreement between all parties in the event of a dispute.
